Why fire claims get underpaid

The first estimate on a fire claim usually covers the burned room and not much more. Smoke and soot spread through HVAC ducts, wall cavities and attics. Water from the fire hose soaks floors and drywall far from the fire. Code upgrades, demolition, debris removal, contents and additional living expenses are easy to undercount when the carrier writes the scope by itself.

These are summaries from CMA claim files. Names, addresses and claim details are left out to protect our clients. Every claim is different, and past results do not guarantee a future outcome.

October 2022 house fire: home, contents and garage

We were hired a few months after the fire, with the contents claim not yet started. We got the insurer’s list from an earlier claim on the same home, repriced every line for inflation, and added recently bought items. We then wrote up the garage and the items outside the house that the family had not listed at first, and kept pressing for payment and for release of the held-back depreciation.

Result: $644,301 in total replacement cost: $401,688 for the dwelling, $159,044 for contents ($131,185 paid up front before depreciation was released), and an additional $83,569 for the garage contents.

We pulled a code report and an aerial roof report and wrote a full reconstruction estimate. When the insurer asked questions, we revised it to add the porch concrete, general conditions, demolition with equipment, footings and a concrete pump truck.

Result: Our estimate went from $344,719 to $460,795 after the revision.

How we get paid

There is no upfront fee. We are paid a percentage of what the claim pays, under a written contract you sign before we start. If we do not think we can add value, we will tell you.
