Why fire claims get underpaid

The first estimate on a fire claim usually covers the burned room and not much more. Smoke and soot spread through ducts, wall cavities and attics. Water from firefighting soaks floors and drywall far from the fire. Coastal homes add their own costs: wind-rated windows and roofing, code upgrades, and foundations that need to be checked and repaired. Contents and additional living expenses are easy to undercount when the carrier writes the scope by itself.

This is a summary from a CMA claim file. Names, addresses and claim details are left out to protect our client. Every claim is different, and past results do not guarantee a future outcome.

February 2022 house fire: from a $0 offer to about $583,644

The insurer’s initial offer was $0. We signed on two days after the fire. Our own estimator was on site within the week with a code report and a 3D measurement report, and we sent the carrier our completed estimate before its adjuster had finished his. When the carrier moved items like appliances and window coverings out of the structure claim, we added them to the contents claim. We built the personal property inventory with the family until it reached a replacement cost of $248,222, and we tracked the policy’s ordinance-and-law and demolition add-ons that apply once the dwelling limit is reached. Later we filed supplements for foundation work and windows.

Result: From a $0 initial offer, the family received a $367,580 settlement, a second settlement of $171,275, and foundation checks of $34,255 and $10,534, about $583,644 in all.
