May 2025 house fire with smoke and water damage
We were hired a few months after the fire. We met at the home, walked the structure estimate line by line with our estimator, and wrote our own repair estimate of $254,225, including plumbing, electrical and code items in the upstairs bathroom. When the insurer sent a third-party contractor to reinspect, we gave him access and our estimate file. At the same time we built the personal property inventory from on-site photos, room by room, and it grew to about $116,681 with sales tax as the homeowner added items and ages. We asked for an advance on the contents so the family was not waiting on the whole list, kept following up until the list was reviewed, and explained how to recover depreciation as repairs are completed.
Result: The claim reached $322,230 in replacement-cost value across two parts: $229,956 and $92,274. The claim was closed out in January 2026.
What we do on a Ohio claim
- Inspect the whole home and document fire, smoke, soot and water damage.
- Write our own estimate and compare it line by line with the insurer’s.
- Build and price the contents inventory room by room.
- Push for advances and undisputed payments while the rest is reviewed.
- Track replacement-cost deadlines so depreciation is recovered.
